Snagging 4 U will provide a professional, expert service to meet your new build snagging needs with a personal touch. As our client, your needs are of paramount importance and we will always be happy to answer any queries you may have and to support you throughout your snagging journey.

Snagging 4 U is fully insured and qualified to carry out pre and post completion snagging surveys. We hold up to date professional indemnity insurance and public liability insurance. We hold current construction site management qualifications including, first aid at work and Site Management Safety Training Scheme accreditation.

SERVICES
PRE COMPLETION INSPECTION (PCI)
The New Homes Quality Board (NHQB) Code of Practice introduced the right for purchasers to have a 'suitably qualified inspector' carry out a pre completion inspection of their new home prior to legal completion. This inspection can be carried out from five days after the notice of completion is served and before legal completion provided the developer is registered with the scheme.
To be considered a suitably qualified inspector you must meet the following criteria:

Be a member of a recognized professional association experienced in surveying residential properties (e.g., RICS, RPSA, etc.)

Hold relevant and adequate professional indemnity insurance

Only work within their competency

Use the agreed checklist for the inspection
As a Member of Residential Property Surveyors Association (RPSA) holding professional indemnity insurance and using the NHQB Pre Completion Inspection template we meet those criteria.
We follow the RPSA New build inspection and reporting standards which meet and exceed the requirements of the code of practice and are the first set of snagging standards in England and Wales.

POST COMPLETION SNAGGING INSPECTION
This is an inspection, carried out after completion, to identify areas that could be improved or that require repair or replacement. This inspection will be referenced against the industry standards such as the building regulations, NHBC standards and CWCT guidance and also follows the inspection elements of the RPSA New build inspection and reporting standards. Various aspects of the property will be inspected to ensure functionality and raise issues of aesthetics and finishes that can be improved.

FAQ
WHAT IS SNAGGING?
Snagging is the process of inspecting a property in fine detail to identify defects or problems with the finish and functionality of various elements of the fixtures, fittings and finishes in a property.
WHEN SHOULD SNAGGING BE UNDERTAKEN?
A pre completion inspection should be conducted from 5 days after the notice of completion is served up to legal completion. Post completion snagging can be done anytime from before completion of the property transaction to the end of the two year warranty period for new build properties.
IS A SNAGGING INSPECTION THE SAME AS A STRUCTURAL SURVEY?
No, a snagging inspection focuses on the standard of finish and functionality of the property rather than the structural soundness of the building. If any items are identified as potential issues then these will be raised in the snagging inspection report in order for you to consider instructing a surveyor for a structural survey to be carried out.
HOW LONG DOES A SNAGGING INSPECTION TAKE AND HOW MANY ITEMS WILL BE IDENTIFIED?
Depending on the size of the property the inspection could take roughly 2-3 hours for an apartment up to 4-6 hours for a large house. The number of items found could range from 50 items to 350 items but there is no fixed number.
